Coverages

Protects your building and business personal
property from direct physical loss or damage.

Real property including but not
limited to your building and other structures, permanently installed
equipment and fixtures.

Business Personal Property includes
your furniture, fixtures, inventory or anything of value that can be
carried out of the building.

Property of others that is in your
care, custody or control, off premises property, property in
transit, valuable papers, glass and signs.

Business Income coverage for your
net profit or loss of income due to a covered cause of loss.

Extra Expense pays the additional
expenses you may incur over and above those that would have been
incurred during the normal operation of the business due to a

Commercial
General Liability Insurance

Commercial General Liability provides
insurance protection needed to pay damages for bodily injury or property
damages for which a business may be legally responsible. It also
provides coverage for defense of claims.

Premises Liability covers you for
injuries resulting from slips and falls.

Personal and advertising injury
protection provides coverage against claims from a 3rd party
alleging damages from libel and slander, false arrest, and malicious
prosecution.

Products and or completed operations
coverage provides coverage against claims from a 3rd party alleging
damage or injury arising out of products manufactured, sold, handled
or distributed by the insured. Completed operations provides
coverage against claims from a 3rd party alleging damage or injury
occurring after operations have been completed or after an item is
installed or built and is released for it's intended purpose.

Medical Expense limit pays for
medical expenses to a 3rd party resulting in bodily injury caused by
an accident on premises you own or rent or when caused by your
operations. These payments are made without regard to your
liability.

Fire Damage Liability provides
coverage against claims from a 3rd party for fire damage caused by
your negligence to premises rented to you.
Commercial
Automobile Insurance

Liability protection for damages for
bodily injury or property damage you are legally responsible due to
an automobile accident including legal defense costs.

Medical Payments for medical and
funeral expenses to an insured caused by an automobile accident. An
insured is the named insured, the insured's employees, guests and
any person occupying a covered auto. Payments are made without
regard to fault.

Uninsured Motorist covers bodily
injury to an insured due to an accident caused by an uninsured
motorist, a hit-an-run driver or a driver whose insurer becomes
insolvent.

Underinsured Motorist covers bodily
injury to an insured due to an accident caused by another driver
whose liability limits may be insufficient to pay for damages. This
coverage only applies when your underinsured liability limit is
greater than the other driver's liability limit and their liability
limits on their policy are exhausted.

Non-Owned Auto Liability provides
coverage for autos not owned, leased, hired, or borrowed by the
named insured. For example, it also covers the business for auto
liability when an employee uses their own vehicle on the insured's
business and becomes involved in an at fault accident. The
employee's automobile liability coverage would be primary. This
would provide coverage to the business for their liability due to
the accident.

Hired Auto Liability covers autos
that are leased, hired, rented or borrowed for use in the named
insured's business.

Collision coverage provides
protection to an insured's vehicle against loss or damage to a
covered auto involved in an accident.

Comprehensive coverage provides
protection to an insured's vehicle against loss from other than
collision not specifically excluded but does include and is not
limited to fire, theft, vandalism, animal impacts and glass damage.

Specified causes of loss may be used
in place of comprehensive coverage for an insured vehicle. The
causes of loss covered are fire, lightning or explosion, theft,
windstorm, hail or earthquake, flood, mischief or vandalism,
sinking, burning, collision or derailment of a conveyance
transporting the covered auto. There is no glass coverage included
in this coverage.
Garage Liability

Businesses engaged in the selling,
servicing, storing or parking autos have special insurance needs. The
garage policy combines coverage for auto liability, commercial general
liability and physical damage coverages in one policy.

Garage liability provides broad
liability coverage for bodily injury and property damage when caused
by an accident and resulting from garage operations. The garage
policy also provides liability coverage for products that are made
or sold in the garage business.

Garage Keepers Liability covers the
insured's liability for loss of a covered auto or auto equipment
left in the insured's care while the insured is attending,
servicing, repairing, parking or storing the auto in the garage
operation.

Garage Physical Damage provides the
same collision, comprehensive or specified causes of loss coverages
available under the commercial auto policy.
Umbrella
Liability

Umbrella liability insurance provides excess
liability coverage over the insured's primary liability policy. Most
umbrella policies provide coverage that is broader than the insured's
primary policies. Underlying limits is a requirement of the insurer.
Umbrella policies have the following functions.

To provide additional limits above
the each occurrence limit of the insured's primary policies.

To take the place of primary
insurance when the primary aggregate limits are reduced or
exhausted.

To provide broader coverage for some
claims that would not be covered by the insured's primary insurance
policies, subject to the policy retention or deductible.
Workers
Compensation Coverage

Workers compensation covers
employees for injuries or illnesses while on the job for medical
payments, lost wages and rehabilitative services. It also provides
death benefits to employee's immediate family including their spouse
and children. Coverage is determined by statutory requirements.

Employer's Liability protects
employers for their legal liability for bodily injury by accident or
disease to an employee arising out of and in the course of the
employee's employment when not covered under the workers
compensation law. Before benefits are paid under this coverage, the
employee must prove the employer is liable for the injury.
Agriculture Coverage

Farm Liability for farming
operations includes premises liability, farm products and completed
operations, personal injury liability, medical payments, watercraft
coverage up to 26' and no more than 50 horsepower, defense costs,
fire damage liability, advertising injury, chemical drift, and
damage to property of others.

Farm Property coverage provides
coverage for the main dwelling, garages and other structures,
satellite dishes, dwellings at other locations, loss of use, extra
expense, trees and shrubs. It also includes personal property,
property of guests, tenant's improvements, and incidental business
property. Property that would need to be scheduled on the policy
would be barns, shops and outbuildings, grain, feed silage, hay
livestock, computers and software for farm management, tools and
equipment, farm machinery.

Optional coverages available include
automobile coverages for farm and personal use, watercraft, animal
collision, borrowed, leased or rented farm equipment, foreign
objects in machinery, scheduled personal property, spoilage
coverage, water backup from sewers or drains, earthquake, limited
farm pollution, and limited crop dusting liability (for acts of
independent contractors).
Other Coverages

Employment Practices Liability Insurance
Employment practices liability insurance
provides protection against employee lawsuits with regard to wrongful
termination of employment, sexual harassment, emotional distress,
discrimination, etc. The commercial general liability coverage
specifically excludes coverage for defense costs and claim payments for
these types of claims.
Kidnap
and Ransom Insurance
Specialty crime coverage that insures
against loss by the surrender of property as a result of a threat of
harm to a named insured, employee, relative or guest of the named
insured or the insured's employees.
Note: Directors & Officers Insurance, Employment Practices Liability
Insurance and Kidnap & Ransom Insurance may be offered together on one
policy.
Earthquake and Flood Insurance
This coverage is normally excluded from
property coverage and must be purchased separately. In some cases
earthquake and or flood insurance may be added to a policy by endorsing
the policy.
Cargo/Property in Transit – Insurance
This provides coverage for the
transportation of cargo, goods, and merchandise you own or those you are
legally liable for when it is in your custody in or on a covered auto.
Ocean Cargo Coverage
This covers the transportation of goods or
merchandise by vessels crossing foreign or domestic waters.
Foreign Insurance
Most policies typically cover your
operations in the United States only. Foreign Insurance provides
coverage for your operations outside of the United States.
